Grand Island Development Property

Southpointe is not a new development. The project was approved 20 years ago. The idea of a Planned Development District (PDD) originated in the 1990s and was reinforced throughout the Town of Grand Island. The current Southpointe 2019 plan was created to reduce and mitigate the environmental impacts found in Grand Island. Southpointe 2019 is still focused on creating housing opportunities for those people who want to stay on Grand Island as they age and for people who would like to move to Grand Island to experience the the natural beauty of the rural setting.

Southpointe 2019 has less traditional single family lots and less commercial space. However, Southpointe 2019 has more assisted living opportunities than the plan offered in 1998. This development is focused on reducing the impacts of traffic congestion, reducing the impact on public utilities, and reducing the impact on the district school system. The project will result in reducing the current storm water impact on the Niagara River during wet weather events. This project includes preservation of 99% of the wetland areas on the site. At full development, Southpointe will remain 89% open space. Eleven percent of the 284 Southpointe acres are planned to be roads, buildings, and surface parking areas. This is well below the 75% allowed in the zoning ordinance. No public funding is planned for this project. This project will be paid for with private investments.

 

ENVIRONMENTAL IMPACT

The 1997 Concept Plan, as approved, would require substantial wetland filling. The United States Army Corp of Engineers requires developers to provide alternative development plans that avoid wetlands in an effort to protect our waterways. The revised Southpointe 2019 plan avoids 99% of the wetlands with minimal crossings as strategic points.

2019 CONCEPT PLAN

Southpointe 2019 seeks to create four distinct development areas identified as Southpointe North, East, West, and Core. The perimeter areas (North, East and West) are proposed to be developed in alignment with current Town of Grand Island R1-Development and R2 Development standards. Portions of Southpointe Core are envisioned to be along the lines of an Assisted Living Campus, which include facilities to accommodate the needs of the target population.

Additionally, our plan includes options for Independent Living, including single family attached styles, apartment styles, and condominium styles in alignment with current Town of Grand Island R-3 Development standards. The opportunity for mixed use residential areas and commercial areas are envisioned as a part of the the Core area to further address market demands.  Additionally, our plan includes a walking trail over 6,500 linear feet long by 8 foot wide in the northwest portion of the parcel.
