The Architectural Design Process:

1. Initial Consultation and Proposal

  • Solicit information regarding customer’s business and personality (get to know who they are, what they do and how they do it)
  • Tour facility and/or site as applicable to observe functionality
  • Extract information on Project scope, goals, schedule and budget
  • Prepare and submit service proposal for engagement approval

2. Preliminary Services

  • Review existing drawings and documents related to the Project
  • Document existing facility and prepare existing conditions drawings
  • Conduct meetings and interviews to identify specific Project needs and wants
  • Develop a dynamic Project Program that communicates objectives
  • Review applicable building codes and regulatory requirements
  • Research Project specific materials, methods and technologies
  • Prepare conceptual drawings and documents that align with Project Program requirements
  • Prepare preliminary Project Schedule
  • Prepare preliminary Capital Budget

3. Schematic Design and Site Plan Approval

  • Obtain Survey, Geotechnical, Wetland, Cultural Resource and other site-related information
  • Identify and develop required Project specific Storm Water Pollution Prevention Plan
  • Coordinate site lighting and landscaping designs
  • Develop schematic site and facility plans, elevations and renderings aligned with Project Program and requirements
  • Conduct scope development meetings to maintain communication
  • Prepare Site Plan Approval package for submission to local jurisdiction and represent client at jurisdictional meetings for approvals
  • Continually refine and update Project Schedule and Capital Budget

4. Design Development

  • Develop Project drawings to an elevated level of detail based on schematic design
  • Conduct interactive meetings to maintain communication through Project development
  • Research, identify and develop effective:
    o   Foundation system drawings
    o   Structural system drawings
    o   Building envelope system drawings
    o   Architectural plans and elevations
    o   Door, frames and hardware schedules
    o   Mechanical system drawings
    o   Electrical system drawings
    o   Plumbing system drawings
    o   Fire protection system drawings
  • Review and discuss Project Delivery Method options with owner
  • Continue to refine and update Project Schedule and update Capital Budget

5. Construction Documents

  • Develop Project drawings to an elevated level of detail based on Design Development
  • Conduct interactive meetings to maintain communication through Project development
  • Refine and complete:
    o   Foundation system drawings and details
    o   Structural system drawings and details
    o   Building envelope system drawings and details
    o   Architectural plans, elevations and details
    o   Door, frames and hardware schedules and details
    o   Mechanical system drawings and details
    o   Electrical system drawings and details
    o   Plumbing system drawings and details
    o   Fire protection system drawings and details
  • Perform document coordination and quality control
  • Perform applicable Energy Code analysis for submission to local jurisdiction
  • Prepare final Code Review Checklist for submission to local jurisdiction
  • Prepare Statement of Special Inspections for submission to local jurisdiction
  • Coordinate the submission of Project package for Building Permit Approval
  • Identify Project Delivery Method option selected with owner
  • Refine and update Project Schedule and Capital Budget

6. Bidding and Contract Services

  • Develop Project specific bid package on behalf of owner
  • Solicit multiple bids for Project including invitation, RFI responses and document clarification
  • Receive, analyze and prepare bid recommendation with owner’s input
  • Prepare applicable construction contract on behalf of owner

7. Construction Administration

  • Remain an active agent of the owner throughout Project construction
  • Participate in construction Project meetings with contractors
  • Conduct site visits and observations to maintain Project communication
  • Perform drawing, document and detail clarification and responses
  • Provide shop drawing and product submittal review for Project
  • Participate in construction change management on behalf of owner
  • Perform review and certification of Project applications for payment
  • Participate in Project closeout, including final walk through with owner
